Renting in Varsity Lakes
Photo: TravellerQLD · CC BY-SA 3.0 on Wikimedia Commons (opens in a new tab)Varsity Lakes is the next suburb south of Robina, and it is inland. Lake Orr sits here, with a council park and a boardwalk, and Varsity Lakes station is where Gold Coast line passenger trains end. The rentals are houses, townhouses, and units, including student apartments and share houses that Bond University points people toward.
The campus is not in this suburb. Bond’s address is in Robina. The surf beach is not here either. Burleigh Heads, the neighbouring beach suburb, is to the southeast. “Near Bond” and “near the beach” are claims about a street. Go and see.
What to check
The lake is one part of the suburb
Lake Orr is the water. A lot on it, and a street back from Varsity Parade, are different places to live. If the ad sells the lake, stand where the windows face. Then check the City of Gold Coast flood information for that address. A view is not a drainage report.
The campus is in Robina
Bond University is at 14 University Drive, Robina. It is not in Varsity Lakes. The university tells students that this suburb has purpose-built student apartments, townhouses, and houses for shared and private rentals. Some streets are a short trip to a 9am class. Others are not. Time the one in the ad.
Read the by-laws before you apply
In a unit or townhouse, body corporate by-laws form part of the tenancy. The RTA says the manager must give you a copy with the proposed agreement. They can cover parking, balconies, noise, and pets. A body corporate cannot ban pets in a community titles scheme, but you may still need the committee’s approval as well as the owner’s. Report repairs to the manager. Something on common property, such as a roof or a shared driveway, may be the body corporate’s job and can take longer.
Walk to the station they named
Translink’s address for Varsity Lakes station is the corner of Scottsdale Drive and Cormandel Lane. That is one corner of the suburb, not a description of every street. If the listing says you can walk to the train, walk it with a bag.
A share house is still one lease
Bond’s note about shared rentals is about the suburb, not about the house you are inspecting. Ask who is named on the agreement, whether a second car fits, and whether the room you would take has a window you can live with. Count that room, not the one in the floor plan.
Unit and townhouse rules are set out on the RTA’s page on body corporate rentals (opens in a new tab). If a sentence here and that page disagree, believe the RTA.
Getting around and daily life
Transport notes checked in October 2026. Services change. Confirm the trip on Translink (opens in a new tab). The airport rail extension (opens in a new tab) is still planning, not a train you can catch.
Varsity Lakes station is the terminus of Gold Coast line passenger services. The Department of Transport and Main Roads describes it as the existing terminus. Trains run north through Robina, Nerang, and Helensvale toward Brisbane, and you can change to the G:link at Helensvale. There is no tram in the suburb.
Translink lists route 753 between Broadbeach South and Burleigh Heads via Bond University and Varsity Lakes. That bus is a connection to the tram, which ends at Burleigh Heads. Route 750 runs between Robina station and Broadbeach South via Bond University, and it stops on Varsity Parade and on Lake Street here. A stop on the parade is not the railway station. Bond University says the bus from Robina or Varsity Lakes station to campus takes about 15 minutes. Check the address on Translink, including the hour you would travel. The extension of this line toward Gold Coast Airport is still planning, not a service.
Lake Orr
Lake Orr Parklands, at 337 Christine Avenue, is the council park beside the lake, with a boat ramp, a lookout, and a picnic shelter. Varsity Promenade, at the eastern end of Varsity Parade, is the boardwalk on the same lake. Christine Avenue in this suburb is not the Christine Avenue stop on the G:link. The lake is not a patrolled surf beach.
Bond, next door
The campus is the reason many of the share houses and student apartments are here. Class days change the buses and the kerb on the streets closest to it. If you are not studying there, those streets still keep that rhythm.
The neighbours
Robina, to the north, has the town centre and the next railway station. Burleigh Waters is east. Burleigh Heads, to the southeast, is the beach suburb. Reedy Creek is south and shares this postcode. Mudgeeraba is west. The beach is a separate trip. Time it before you pay a coastal rent for an inland street.
For flood risk, use the City of Gold Coast (opens in a new tab) mapping for the street address. A suburb-wide “it flooded once” is not a substitute.
