Renting in Surfers Paradise
Photo: Jack Bain · CC BY 4.0 on Wikimedia Commons (opens in a new tab)Surfers Paradise is the high-rise spine of the coast. Cavill Avenue, the beach, and a dense mix of holiday lets and longer leases sit on top of each other. The G:link runs the length of the suburb, which is the practical advantage. Noise, lift queues, and visitor parking are the practical cost.
Two apartments one street apart can live completely differently. A tower facing Cavill Mall is not a tower three streets back. Visit at night, and visit on a weekend if you can.
What to check
Short-stay neighbours
Ask whether the building allows holiday lets and what the house rules say about the pool, lifts, and parties. You will not change the by-laws after you move in.
A bay is either in the lease or it isn’t
Visitor parking disappears when the beach is busy and when major events close roads around Surfers. Don’t accept “you’ll always find a spot” as a term.
Events and Schoolies
Large events, including the annual supercars weekend and Schoolies in late spring, fill some buildings and shut some streets. Ask what access looks like on those weekends if you need to come and go.
Lifts, stairs, and outages
If the lift fails, the stairs are the plan. Know what floor you are agreeing to, and where you would carry groceries.
Air-conditioning and power
Many towers are individually metered. Ask what is included, whether the air-conditioner works, and who pays to replace it. Salt air is hard on fittings.
Getting around and daily life
Transport notes checked in October 2026. Services change. Confirm the trip on Translink (opens in a new tab).
G:link stations through Surfers Paradise are Surfers Paradise North, Cypress Avenue, Cavill Avenue, Surfers Paradise, and Northcliffe. The line continues north to Main Beach and Southport, and south to Broadbeach and, since 9 August 2026, Burleigh Heads.
There is no train station in Surfers. A Brisbane trip is a tram plus a train (the interchange is at Helensvale) or a bus to a rail station. That is a real commute. Time it on Translink before you sign.
The beach
Patrolled sections are the reason most people choose the suburb. Crossing the highway with towels and a pram is worth doing once before you commit.
Cavill and Cypress
Late food, noise, and crowds. If you sleep early or start work early, look a few streets back and visit after 9pm.
Ordinary errands
You can buy dinner easily. A quiet hardware run or a big weekly shop may mean leaving the strip. Know where you would actually go.
